Your guide through the German buying process

You do not need to become a German property expert.

You need someone who helps you understand what matters, what still needs clarification and what each decision means before you move forward.

Is this property worth pursuing?
Listing, floor plan, location and first warning signs.
2
What am I actually buying?
Condition, documents, renovation and future costs.
3
How does the German process work?
Seller, agent, documents, financing, contract and notary.
4
Can I confidently move forward?
Bring the technical, financial and procedural pieces together.
Understand what you are really buying.
Navigate the German process with more confidence.
See risks before they become expensive surprises.
Have one trusted person keeping the bigger picture in view.
Buying abroad can feel different

Finding the house may be the easy part. Understanding everything around it is harder.

When you buy property in Germany, you are not only evaluating the building. You also have to understand documents, renovation risks, costs, agents, contractual steps and a buying process that may be very different from the one you know.

“The house looks good – but what am I missing?” Listings are designed to sell. Important questions often only become visible once you know where to look.
“Which documents actually matter?” Energy certificate, plans, land register information, renovation history and other documents can all affect your decision.
“I understand the property – but not the German process.” Agents, financing, contracts and the notary all play different roles. Knowing what happens next makes the whole purchase easier to navigate.
I am not here to convince you to buy. I am here to help you understand whether this is the right property and the right decision for you.
Your trusted person on the buyer's side

Someone who keeps the whole purchase in view.

A home purchase is rarely just a technical question. Building condition, renovation, documents, money, timing and the legal framework all affect each other.

My role is to help you connect those pieces, identify the questions that still need answers and prepare the next steps in a way you can understand.

You get an independent sparring partner who is focused on your decision – not on selling you the property.

Frequently asked questions

A few things international buyers often ask.

Can you support me if I do not speak fluent German?

Yes. The purpose of this English-language support is specifically to help you understand both the property and the German home-buying process more clearly.

Can you accompany me through the complete purchase?

Yes. Depending on your situation, support can include property selection, document review, viewing preparation, on-site assessment, renovation and cost questions, process guidance and preparation for the notary stage.

Do you provide legal advice?

No. I can explain the practical and legal context of the German purchasing process, help identify questions that deserve attention and prepare you for discussions with the relevant professionals. Formal legal advice remains with qualified lawyers and notaries.

Can you attend a property viewing with me?

Yes, particularly for properties in Saxony, Saxony-Anhalt, Thuringia, Berlin and southern Brandenburg. Other locations may also be possible depending on the property and scope of the assignment.

Can you help if the property is elsewhere in Germany?

Yes. Document reviews and several forms of remote assessment can be provided nationwide. For an on-site appointment farther away, book an introductory call and we can discuss the options.
